The London block management market

London is the largest block management market in the country by a wide margin: around 1.44 million leasehold homes, and 53% of property sales are leasehold. The stock splits into three broad types, each managed differently. Victorian and Edwardian conversions — two to six flats, common in boroughs like Islington, Hackney and Lambeth — are often run by small local agents or self-managed through a residents' company, and many national firms won't take them on. Purpose-built mansion blocks, concentrated in inner-west boroughs, typically carry porters, lifts and substantial reserve funds that demand experienced management. And the last two decades of riverside and Docklands development have produced large managed estates where a single agent may run hundreds of units, service charges routinely exceed the national average, and building-safety remediation is still working through the system.
