Who are HomeGround Management?
HomeGround Management Ltd (Companies House no. 07305337) is a specialist freehold asset manager, not a day-to-day block managing agent. It was established in 2010 and is the operating company through which Long Harbour Ltd — an FCA-regulated, asset-backed investment manager — administers the residential ground-rent portfolios it holds on behalf of UK institutional investors, primarily pension funds.
In practice, HomeGround acts as the landlord's representative across a portfolio of more than 190,000 leasehold properties in England and Wales (source: HomeGround's parliamentary evidence submitted to the Leasehold Reform Bill committee, and their LinkedIn profile). Why have you received a letter or demand from HomeGround?
If you have received correspondence from HomeGround, it is most likely because your freehold is owned by one of Long Harbour's investment vehicles — not because HomeGround manages your building day-to-day. This is an important distinction on a block-management directory:
- HomeGround's role: collecting ground rent, handling consent-to-alter requests, registering sublets, and administering landlord-side lease obligations on behalf of the freeholder.
- Your building's managing agent: a separate firm (appointed either by HomeGround's estates team or by your Residents' Management Company) responsible for maintenance, service charges, repairs, and communal-area management. HomeGround states it works with more than 90 independent managing agents across its portfolio.
In short: HomeGround is the freeholder's agent. If your complaint concerns service charges, repairs, or building management, it should go to your managing agent — not HomeGround — unless the issue specifically relates to a ground-rent demand, a consent application, or a landlord-side obligation.
