Cardiff's flat market grew up around the Bay. The regeneration of the old docks produced the largest concentration of managed apartment stock in Wales — the schemes around Mermaid Quay, Atlantic Wharf and the Barrage — joined over the last two decades by city-centre developments and the conversions scattered through the Victorian suburbs of Pontcanna and Roath. A manager operating seriously in Wales should be able to say how they track Welsh secondary legislation rather than assuming English guidance applies wholesale. Ten of the 20 firms listed are based in Cardiff, an even split with the regional and national operators that cover South Wales. For Bay-side buildings, the waterfront caveat applies as it does in every marine city: exterior cycles run short, and the reserve fund is the first thing to inspect.
